Anna Smith, 40, of Pasture Street, Grimsby, admitted permitting premises to be used for cannabis production and dishonestly using electricity on June 11.
Jeremy Evans, prosecuting, told Grimsby Crown Court that landlord Andrew Bateman discovered a cannabis factory after going to a house he had rented out.
He had allowed Smith to live rent-free for a time but the arrangement for the premises in Lincoln Boulevard, Grimsby, was later formalised.
No rent money was paid and he went to speak to Smith. He became suspicious about noise from a bedroom and forced entry to it by breaking a padlock.
Police were alerted and about 20 cannabis plants were found, with growing equipment.
An electricity meter in a cupboard had been bypassed.
Two males, including a teenager, had been responsible for growing the cannabis, which had an estimated possible yield of 900g, with a street value of £5,140. Gordon Stables, mitigating, said Smith turned a blind eye to the operation. The plants were in the early stages.
Smith was given a nine-week suspended prison sentence, with ten sessions of education and employment training.
